In 2006, AIA created a whole new Department - Mortgage Solutions, partnering Global Creatif Financial Pte Ltd, to certify a new Group of Professionals to offer Mortgage Consultancy Services to Singaporeans who have just committed to a property - both residential or commercial.
Naturally, the very step that follows suit in the securing of a Mortgage Loan. Typically, the Real Estate Agent would arrange for a few Bankers, representing the different Banks to be in touch with the buyer until the Loan is secured.
However, when you work with a Mortgage Consultant, your needs are analysed with then the different types of Housing Loans available in the market being explained to you and finally, after pre-determining the type of Loan Structure that would most appeal to you, the best current package will then be selected and recommended to you.
In this manner, you will even avoid the probability of having your initial loan with the Bank running the risk of being declined due to an over-exposure of financial commitments, and thus alerting the attention of the Credit Bureau. The Mortgage Consultant is even able to assist in calculating the Debt Servicing ability before proceeding to submit the loan for application.
